Investing in high tax NY

I’m about to buy my first rental home on Long Island. By my math it will cash flow each month about $400-$500 before CapEx and Vacancy contributions. Obviously the margins are thin but I want to move forward so I can get my portfolio started. Side note, The house is also in near perfect shape. Any suggestions or advice on investing in high tax area with thin margins ? Thanks
