90 day flip rule apply for all cash offers?

Please forgive if this has been asked before.  I'm just starting out and have done a couple of house flips.  In the process of purchasing a fannie mae/freddie mac foreclosure.  If I'm purchasing the house with all cash, does the 90 day rule still apply?  Thanks so much.

There are 2 different “90 day” rules.
The OP is talking about a resale restriction when buying a Fannie REO/short sale, not the fha 90 rule for an end buyer.
Yes, the rule/deed restriction applies regardless of your or the end buyer’s financing.
