Start a Fix and Flip venture in Portland, OR (Near Future)

Hello BP Community,

I am fairly new here so go easy please.  

My father is currently in a legal battle over a 30 acres property that he inherited from his Grandfather with a group of fraudulent wannabe land developers.  The land is located the Beverly Hills type market of Managua, Nicaragua.  My Grandfather was the second in power to Somoza (the dictator at the time) and is worth $7MM to $10MM we believe once it is sold.  

Anyways, we want to start up a Fix and Flip business in Portland, OR with some of the profits at first and then all the profits if we become successful.  

What I really want to find out from posting this information is what the best strategies would be going in head first?  Should we utilize our own cash or would it be better to seek financing from private sources, hard money etc.

What I really want to know is, if this was your cash to invest how would you make it work for you.
