First Time Home Investor

I am new to the Tampa Bay Area as of August. I am 21, I work full time and go to school full time and I would like to start investing now so I don’t have to work my a** off for the rest of my life. I am considering buying a duplex so that I can live for free and also make a few bucks a month. I would be sharing one half of the duplex with my friend/roommate and I would rent out the other half to either a family or college students(depending on location). As I obviously am very new and I don’t know what the best way to get this financed would be? I want to use as little to no money out of my pocket if possible. So any inputs or answers would be greatly appreciated!
