Investing In Central New Jersey

Hi All - I am in the early stages of my investment education (lots of reading, researching, etc,) and am trying to reconcile what I have read/heard with the reality of my local market. Does anyone have experience investing in SFR or small multi-family properties in Monmouth/Ocean County? Many of the examples I hear about on the forums in other areas are not comparable in terms of purchase price and taxes, unless I look significantly less desirable areas of NJ (Camden, Trenton, Newark). Is it possible for someone just starting out to find buy and hold deals in my area that at minimum cover expenses or provide some cash flow, or do I need to look elsewhere. Would appreciate any feedback that could be offered on this subject...
