Calculating accurate pro forma's
I have been analyzing deals using the calculators on Bigger Pockets for a little over a month now, trying to get a feel for my market, as I am just starting out. I am currently looking to house hack to start out. I am leaning towards turning a single family home with a basement entrance into a duplex. I have been trying to do due diligence to try and get my numbers as accurate as possible. What is the easiest way to get accurate information about electricity, garbage, sewage, repair costs etc.?
