Starting Out - Where to House Hack?

Hi Everyone,

I've been stalking BiggerPockets for sometime and decided it was time to sign up and get some advice!  I'm looking to house hack a 2-4plex by moving out of state (California is too expensive), maybe doing this a few years in a row, picking up some property management experience, and eventually outsourcing management.  I have a full time job that pays decent that I can work from anywhere in the U.S.  I'm looking to acquire a portfolio of long-term rentals as additional cash flow.  So my question is where?  A low/no income tax state would be attractive, so I've been thinking northern Florida, but I really could move anywhere.
