Data around Vacation Rentals - Cash Flow etc

Hello Experts, i am just starting to explore into the possibility of purchasing a vacation rental around the Jersey Shore ( Belmar, asbury park , Bradley Beach ) area ... i needed to understand and check if there is a way to get an official statistic around the profitability of these rental properties?  say investing into a 350k property .. the realtor says that will yield considerable cash flow..however wanted to see if there are other neutral avenues where such statistics could be sought?
