Ideas on expanding Real Estate investment venture

All my colleague investor please share your valuable advices with me.
Here is my situation; so far I have been in the RE biz for about two years with not much success. I consider myself knowledgeable enough. I only bought one home during that time. I create a LLC entity, I sent quite of few business proposals with not much luck on securing a LOC, then try the ss negotiatior. I had one good leads but I was unable to get far to make any money out of it, then I try to send post card to absentees with a lil success.
So now I want to be more aggressive. I sale the home and have a profit of 25k, Now I wonder how and the best efficient and pratical way to use that little fund to get the maximum return. I know there are some of you that can help me see the big picture. Also I am in the middle of get rid few
Little stuff on my credit so by June I can be preaprove again for a conventional loan.
