New to real estate. Looking for helpful hints and tips.

Hi everyone. My wife and I are new to real estate investing and were wondering if we could get some helpful hints from you pros out there. With a small savings account, I recently started reading Brandon Turners book on investing with little money down to try to come up with ways to fund our first deal. We currently own a home that we are looking to move out of due to a baby on the way and with everything analyzed conservatively we would be looking to make roughly $200-$250 a month on this property, so we will more than likely look for something that we could live in for the next couple of years and then turn into a rental property as well. Other than that I'm not very knowledgeable with real estate and would greatly appreciate any tips from you guys. Thanks in advanced!
