Looking to invest for my 1st time

Hello.  My name is Angelica and am looking to learn about investing in a single family home or possibly a Duplex.  I already own a home and have about $70k in equity. Im mostly interested in buying from an auction/ court but Im not familiar on what to look for , what liens are adopted in with the purchase, what to look for , etc.  I dont mind paying a realtor a commission to help me with the purchase.   Anyone have suggestions or maybe a realtor that can help me please?  Thank you!
