Textbook/Book Recommendation for Beginners (apartment complex)

Greetings!

I'm fairly new to the real estate market, so I was hoping someone within the bigger pockets community could recommend some credible book/textbooks for beginners. I'm heavily considering investing in apartment complexes (5+ units), and would prefer to read as much as i can before delving into the industry. For clarities sake, i'm looking for material that's written by an academia (preferably by a PhD), or someone with significant experience, and a proven track record. When I conducted my own research, it was hard to tell the difference between the con artists and the amateurs. This is why i'm reaching out to the bigger pockets community.
