First Deal Analysis

Hi, 

I am a 25 year IT professional looking to capture my first real estate deal. I have an older gentleman who I work with who has been in the real estate game pretty much all his life and has flipped a ton of houses. He gives me information periodically and seems like he wants to help me help myself. He has introduced me to bigger pockets, tax break information on how the rich stay rich and land trusts . Recently he told me if I am able to find a good deal on a property, he is willing to cut me a check for finding the property. Since then I have been searching endlessly looking for properties but not sure how to present it to him. How much of a percentage should I charge for my services ?
