Textbook/book recommendation for beginners (apartment complexes)

Greetings! I'm fairly new to the real estate market, and I was hoping someone within the bigger pockets community could recommend some credible book/textbooks for beginners. I'm heavily considering investing in apartment complexes (5+ units) and want to read as much as I can before delving into the industry. For clarifies sake, I'm looking for material that's written by someone with formal education (preferably phd), or someone with significant experience with a proven track record. Most of the books I found online appeared to be published by con artists-the get rich quick type- or amateurs. Thanks in advance for your recommendations!
