Expenses for a yearly rental property

Hello everyone. I recently got interested in the idea of real estate investing and I have a few questions I would like to ask. The first one being can anyone share a link or even make a personal list of all of the expenses they would have on a rental property throughout the year including the closing cost, any insurances, electricity, just everything as I am having a hard to accurately calculating all of the expenses throughout the year. Also I would not be taking out a loan I would be buying the house in cash. Does this have any effect on the purchase closing costs or anything. Any advice would be much appreciated.
