How would you use home equity

I have a friend of mine with a house that worth around $240K paid off. He wants to use his equity to invest in real estate.  He does not currently have any rental history for a bank. Does have solid income and solid credit. So he would be starting from scratch. I would be willing to partner with him on deals if it helped him.

What would you do if you were in this situation with around $200k equity for investing in real estate.  

How would you start?
