How to begin Real Estate investing with little cash flow

Hello BP,

I am a 22 year old college student living in Los Angeles county looking to begin investing in Real Estate. Where can I begin investing; if at all, with little cash inflowing at the moment. Many have suggested that I invest in REITs, however I prefer to take a different route. Any advice on how I can get my foot in the door. All advice or feedback will be greatly appreciated.
