About to do my first house hack. Need advice/wisdom!

Hello, I just put an offer on my first property. It's a duplex in an up-and-coming neighborhood in LA. It currently has tenants in both units, but the seller's agent says that she's confident that both can be delivered vacant (I'm not sure if she knows what she's talking about). One unit is a Section 8 tenant, and the other is a family that's been there for years, and wants to buy the duplex, but doesn't have the funds. Since the house was built in 1959, I believe it is rent controlled. My main concern is that both units will be vacant upon move in. I had my agent include in the contract that both units need to be delivered vacant. Is there anything I'm missing, or need to know? I was told that I can give the Section 8 tenant a 90-day notice for them to be relocated, and for the other tenant, I assume it's the seller's responsibility if I have that listed in the contract. I assume it will cost money for the family to leave. Any advice or suggestions??
