First Timer to Investing and Bigger Pockets

Hi all,

Just signed up for bigger pockets today after listening to the podcast for several months. My father, brother and I are looking into investing in multifamily in Albuquerque, NM. This would be our first investment. An 8 unit property we found in our downtown area is up for sale for 550k. One of the units is currently occupied by a small Mexican cafe. We haven't contacted the owner about the property yet, just to make sure we have all our "ducks in a row". We did however go look at the exterior of the property and it seems in decent condition. Mortgage would be 2500 and based on the details of the rentals on mls the rent comes in at around 5500. I guess my question would be, is this a good starting investment, how do you decide what is a good "first project" based on the few details I gave. And what are some tips we can use to go about this deal. 

PS the property has been listed for about 1100 days
