Looking for first investment - multi family rental. Need opinions

I am currently looking at two properties in the Northern Indiana (I live in Elkhart) to invest in as a buy and hold strategy.  I'm not really sure all the questions I need to ask or what exactly to look for.  Could someone give me some tips on what to do in order to be prepared before I get a showing of the properties?  They are both four-plex dwellings.

Here are links to the two properties I am currently looking at.  Is there anything in particular that you guys notice looking at these two listings that are a red flag or make them seem really appealing?  I'd appreciate any help and advice you guys could give.
