Newbie in a crazy hot market

Hi BP! I'm very new to realestate investing and stumbled across BP in my search for quality education. I'm completely infatuated with the industry and can't get enough information in my head fast enough. I'm shooting to close my first deal on a multi-family in 2018 (house hack - most likely with a partner). However, the Los Angeles market is hotter than hot as many of you know. For now I'm focusing on which sub markets I want to target and learning how to effectively analyze a deal so I'm ready to pull the trigger when the opportunity presents itself. Does anyone have any success stories to share about buying in a hot market? ... How do you know if a market is to hot to touch?... and what do you personally look for when unlocking hidden value?
