Speed is the name of the game
I am brand new to BP, I went PRO two days ago. I used the rental calculator, and I found a property that had a 39% Cash on Cash ROI (the house needed no repairs and it was $40k less than the surrounding houses). It was out of my state, by the time I lined up financing and got a few good property managers in that area, I contacted the agent and it was already pending. Is there a way to lock it up before you have everything set up if it is an area you have not invested in before?
