Roommates and a Real Estate Agent?

Hello BP,

I am new to the forum and new to investing! I am in the Fairfax, VA area and looking to purchase my first house in the next few months. But I have a dilemma. I would like to have roommates in my home after I purchase it and as such, I would like to be able to limit my roommate selection to not allow kids. I am currently in the process of taking a class for my real estate license and just learned that children are protected class? I am not talking about renting an entire apartment, but in sharing my home and all the common areas and such and I would like to know if anyone can advise on the following?

1. Does being a licensed agent in nova affect how I can screen my potential roommates? Or anything regarding renting to roommates? Once I become licensed, do I have to follow different rules for this?

2. Are there different Virginia laws for roommates than for regular tenants?

3. In specific to Fairfax and nova, do you have any general advice on getting roommates for the area?

I am still in the info gathering more and would like to learn as much as possible to make an educated decision when a good opportunity arises.  Any and all advice would be much appreciated!
