IS MULTIFAMILY BETTER THAN SINGLE FAMILY IN LOS ANGELES?

Hello there! I am a newbie and I just want to ask if multifamily house is better than single family house in Los Angeles. In terms of buy and hold. As for the prices that I seen, the price of single house is too high that I can't produce at least 8% CoC Return. And when I looked into duplex, it is more affordable to acquire What are your thoughts?
