getting started with wholesaling foreclosures / pre-foreclosures

How's it going everyone, (I had posted originally from my phone and I do not think it went through), 

I have been apart of the community for some time now but I never took the jump into the wholesaling world, with so many videos and people trying to sell you things, I decided to just come back to bigger pockets and start asking questions to those who actually will answer back. 

After some initial reading , to me it seems the toughest part is to find the investors once you have the deal. Fortunately for me I have been in the business for couple of years, (I am Realtor here in NY) and work with some solid & loyal investors. 

I'm looking to shy away from the typical deal and flip, and would like to start wholesaling foreclosures and pre-foreclosures.

My question may come off silly but I am looking for a diagram or step list that shows what the typical wholesaling transaction looks like. 

I know every situation is unique, but I would like to have a general idea.

With that being said I would appreciate it if anyone would be able to reply some good advice my way.

I know the work that comes with this and I am excited to get started, knocked down, and rise.
