Multi family Yearly Expenses figure.
I Found a multi Family (4 Units) Property that I am interest in. The Owner posted that the yearly expenses are $9700.00. I checked the Assessor website to find that the Property Tax is about $6000.00.
When I subtract the Property Taxes from the Expenses I am Left of with $3700.00 which is $308.00 a moth!!!
This last number ($308) does not make sense to me as it will not cover the insurance, maintenance, grass...
Am I right in my doubts? and either case what do you guys suggest to Confirm/Check the Expenses numbers.
