SE Delaware County investing

Hello all,

Are there any rental investors that deal in the southeast sector of Delaware County? I'm thinking of towns like Holmes, Folcroft, Glenolden, Clifton Heights, Sharon Hill, etc. 

It seems to be a blue collar/working class area with potential for C class rental properties. Any insight into this area would be very much appreciated.
