VA refi cash out on personal residents to start my business

Good morning BP! This is my my first discussion forum and need some advice. I'm starting my real estate business and for up front capital I was looking to do a 100 percent VA refi cash out to get started. I can cash out a little over 60k. My current rate is 3.375 and if I do the cash out I would be looking about 3.75 bases on first 2 quotes over 30 years. Outside of saving up the 60k over years, does this sound like a reasonable way to start out. The rate seems reasonable to me as compared to other financing options. I would appreciate any suggestions. Thanks.
