Tampa Investor looking to purchase multifamily

Hello, I'm located in Tampa Fl and started down the rei path about 6 months ago. I spent the first 4 months educating, attending REIA meetings and networking to learn and uncover my focus. After months of debate, decided I would focus strictly on wholesaling and buy & hold. Last month I began my direct mail campaign which is starting to show a nice return with several deals in the pipeline. However, I'm struggling to find Multi Family properties that don't need significant rehab. Can anyone give me some advice on how to maybe identify some 2 to 4 unit properties without relying on strictly a mail campaign. Any help would be much appreciated. T
