Seeking help w/ first deal

I have found a four-plex through an agent that grosses $2,000/ month in rent. The asking price is $45,000 and the owner is willing to finance with $15,000 down. According to the listing, it needs about $8,000 in repairs. I am lacking creativity at this time as to how I can finance this deal. What are some of the options I have, as far as fixing then refinancing or getting an unsecured loan from my credit union at 15%, which is the rate they're giving me. My last resort would be to assign this deal for a fee. What are you're guys' thoughts and/or advice? Thanks in advance.
