Finding financing for 2nd property

Just bought my first property last august (170k duplex 2-3bd units fha loan owner occupying). Now im thinking about how ill be able to finance my next property. I only make about 15$ an hour and my DTI is 49% (would be 38% if i rented out the unit im occupying). I have a direct mail list (278 property owners) that im going to be sending out soon also. Just like to hear some ideas and how other people were able to acquire their 2nd property.
