Teacher by day.....investor by night

Wholesaler/contract assignor by night (early morning).... Hi .. I'm a teacher in south Florida and new father of an almost one yr old! Life is great! I'm getting up early every day to carve out time to devote to finding deals, buyers, etc... I'm reading books, listening to BP podcasts and others. My question is what can I do to be most effective and still keep my day job since I haven't done a deal? I've tried alot of everything marketing wise but my concern is not having time during my 9-5 workday to meet people such as sellers, buyers, etc.. JVing is something I think my work.
