Bought MFH- Possible Extra Income Through Storage Fee

Hello all,

I am recently about to close on my first MFH (house hacking). Currently, the seller has his trailer on the property not obstructing anything just simply taking up room in my future yard. I thought why not ask if he would want to pay me a monthly fee to keep it there (if he had nowhere else to store it). Long story short he doesn't and would like to make a deal.

My question is how much do you think I could charge for him to store his trailer there? It's an enclosed tow behind trailer my guess would be 5X10. 

A few thoughts would be to ask: how often would you use it? What are your long term plans? Any additional input would be great, specifically what you think an appropraite/reasonable rate would be. Also feel free to include other potential questions to ask.
