I need help writing my first lease agreement

I've been working as a wholesaler for a few months now, and I'm finally comfortable enough analyzing deals to move into buy and hold properties. My problem now is the potential, and almost guaranteed, issues with tenants. I've already been advised to have tenants sign 6-12 month leases rather than allowing them to rent month to month. What kind of stipulations should I include to protect my property from damages beyond normal wear and tear? For example, if I have to replace a toilet because the tenant decided to plush a cherry bomb, I'd add the repair cost in small monthly payments to the remainder of their current lease. Any suggestions are welcome.
