Buy and hold in Ireland

Hi BP community,

I'm looking for someone with experience in the Irish market. I might be looking at the wrong place, but cannot find anything within or near the 2% rule. I can hardly find a sfh with 1%! I'm looking for a fixer upper to hold and rent, this is the only way I can see bringing in positive cash flow. Any advice? Thanks
