Store Fronts Properties

Hi,

Conducting analysis on a new opportunity. The specs are below:

Multi-Family 

2 Units + 1 store front

2nd floor is rented, 3rd floor started some renovations, but incomplete.  I'm struggling with the store front.  Has anyone come across these?  In my mind it would be a reconfiguration into a unit, but the expense may be significantly large, no?

Any help is appreciated.
