Just sent this to a new investor wanting some help and ideas to become successful. Please add yours as well.

NEVER buy just to buy.
You make your money WHEN YOU BUY.
Don't over leverage. Take your time and it will snowball.
Use OPM. Without OPM I would not own as many units.
If you don't have funding..find it now and be ready.

When a deal comes...tie it up. Use 7 day inspection clauses. This gives you time to evaluate AND get it inspected.
DON'T TRUST MOST PEOPLE. Sadly--this goes for agents as well as sellers.
