New to real estate investing

Hello I'm new to investing and I would like to start with wholesaling deals my greatest challenge seems to be finding motivated sellers I do have some money but not a lot. I've heard of bandit signs and other forms of marketing but is there anyway I can do my own research to find i.e. Divorcée or people that need to relocate and send out mailers? Also I'm in the northern Nj area but I think I would like to start wholesaling in the Newark area does anyone know if that's a good place to start or can give some pointers for other areas ?
