Tapping into trillions of dollars in 401k's

I have Friends and Family that have 401K's that are losing money. How do I approach them about lending me money from there 401k to do real estate deals?

Now, on to the friends. These people can certainly loan their 401k and IRA funds (once self-directed) to you in order for you to do deals.

How to approach them? Bring them a deal, show them the extrordinarily safe numbers, low LTV, large profit margins, and hopefullly, your track record of successful deals.

Always have a plan and reherase it, do not wing it. It is also recommended to bring a written prospectus outlining the opportunity.
