hard or private money lender

I just got my first flip for 12,000 the guy wanted the property of his hands. It has three rooms one bath and one in the basement ,The repairs are 10,000 including in the legal basement unit I going to add. My husband doing all rehab. However, at this moment the ARV is 70,000. I currently rent one room for 500.00 . my question is I want to buy another property triplex this time in the next six months after the rehab is completed. what is the best lender for me and not dealing with the bank? i wanted rent top and for 1000.00 and bottom 800.00 .section 8 perhaps.
