Newbie Question Coops/Condos vs Real Property

Hi,

I'm relatively new at r/e investing, but would like to (a) learn more about the business (b) have a question in relation to real property purchases vs coops & condos.  Years ago, I worked at a r/e law firm and was exposed to the difference type of properties and their respective values.  While I was young and honestly didn't particularly care about r/e investing noticed that most sellers who were selling coops & some condos always recommended me not to ever purchase one.  I own two :( coops.  One I live in, the other I rent out.  Now, I'm looking to get into multi families and continue to expand my portfolio.

My question is- - while not much leverage on a coop, are condos also not recommended as it relates to r/e investing due to the board regulations? How about leveraging air BnB? (despite the regulations).

In my mind the financial return may not be worth it and perhaps I should stick to real property from here on out.

Thoughts...?
