Wholesale Contracts for Arizona

Hello BP!! I've been trying to build an assignment contract to give to the seller as well as a contract to give to the buyer but I keep getting stumped on the terminology that needs to be used/included. In regards to refundable earnest money and not be held responsible if the deal isn't closed within the time frame and what not. I have an attorney that looks over my contracts to make sure everything is in legal correspondence to my state but I still can't figure out how to just build it more efficiently. Would anyone mind sharing their contracts with me or even just pointing me in the direction of a good template I can edit other than on the contract building sites? It would mean a great deal!
