New to the site, starting in SoCal, need advice

Hi everyone, my name is Jason and i'm new to RE investing. I've previously purchased homes and i have a SFR rental right now but i wanted to get more into now that i have more time and a more capital to personally invest. However as others have mentioned, LA is not exactly a great place for cash flow on rentals and prices are very high. Market also seems like its at a high point which makes starting out concerning also. I'm interested in flips and rentals and would love any feedback on where to start. I have my RE sales person license but haven't used it yet for any deals as i'm still trying to learn so i can create a plan on how to start and what I want to do further on down the road. I'm not sure if i should do rentals first or flips or both, should i start in state or out of state etc... also i've seen online that people go to REI meetings in the area. do those help? any that anyone would recommend? any info would be great... thanks everyone. This site has been awesome so far!
