Buying properties Subject To?

Hello,

Today listening to BP podcast #3 something very interesting was shared. I was amazed by the idea of subject to financing. I'm still a little confused as to why a seller would allow you to take over their financing. It seems like they taken on bulk of the risk/liability. 

Is this a real strategy? How do you identify and approach sellers interested that will find this appealing?
