Investing My Home Equity

Ok BP family, I am currently renting out my primary place of residence (which was actually kind of done by mistake.....another story for another time). :-) And I'm staying with an amazing friend right now....RENT FREE! I absolutely love the income I'm receiving from my primary home. Now I'm thinking I want to invest the Equity I have in my primary home into real estate. I have about $40,000 in equity and Id like to get another rental property. *Any suggestions on good ways I should use it to get started? *Is it possible to get a home equity loan and 2nd convential mortgage loan at the same time? (Being that I already have one) *Is it best to get a partner? Or is it possible to go at it alone with the $40,000 in Equity? heeeeelp.
