Intro & REI for The Future vs. Income

Hi - I'm new to BP and would like to introduce myself and meet many great members on this forum. Here are some starter topics I have:

1. Greater point by Brandon regarding REI for the future vs. income. I'm current REI for the future and just curious to see who's all doing for the future vs. income.

2. I have 4 SFR investment properties and have wiggle room to do conventional financing, but REI requires a large amount of capital so how did you overcome this capital deficient dilemma...did you turn to partnerships, syndicating, something else altogether?

3. Are you finding it harder to make the numbers work in this seller's market? If so, what's your current strategy or any tips that have worked for you in finding deals (especially for ones that not focusing REI for income/full time)? I'm deciding among the options of paying down the current debt service, focusing on the current SFR to improve the properties, or just wait for the opportunity when the market turns?
