Selecting niche market:student communes or apartments for workers

Kindly advise, I am looking to purchase my first investment property this year. I want to choose a niche market to focus on, which of these two market options is better (less vacancies and late rent payments, also potential for higher cashflow and the market has more sustainability over the long term):

1. Purchasing property (commune) close to a big University renting to students 

or

2. Purchasing property in an up-and-coming suburb where a popular new mall has just been built and there are lots of companies, renting to young career proffessionals
