Offer Accepted - Now the Circumstance - Advice?

Offered on a Duplex and the seller accepted.  There are current tenants but when I requested the lease agreements I only received one side.  There does not appear to be a security deposit and the lease was a 6mo lease expiring in 2/16.

The property isn't priced at gangbusters, cashflow is going to be less than $100.00 with Vac, Cap, Maint, PM, and Ins expenses included.  I have an inspection scheduled for next week, what else will I need to do to right the ship?
