First timer . In need of advice.

Hi. My name is Dorian... I am beginning my real estate investing. I could be right, or I could be wrong.... but. I believe that my best  I first step is to first eliminate my own rent. The way I plan to do this is by purchasing a multi family unit. Live in one and rent the others to cover upkeep and cover purchasing costs. I've found one that seems to work (a 4 unit multi family) but I really don't have any down payment cash. So... I am asking you all the bigger pockets forum. For ideas on how to structure a deal whereas I need to come up with 50% of purchase price. How to pitch to potential investors a deal where i get 50% from investor. I live in one unit. And rent and manage other. I guess I'm trying to figure a win win scenario that investor gets return on investment and I eliminate my own rent expense and my job would essentially be managing other units.  Which will free my time to continue learning, working with mentors and Soon to be putting together BIGGER AND BETTER DEALS! It felt like I took the looooooong way around the block so to speak explaining but I hope someone out there can see and understand what I mean... Thanks! And very excited to hear responses.
