Help in Massachusetts

Good afternoon everyone,

   I've become frustrated looking for a multi family in the northshore area of Massachusetts. I've been pre approved and have adequate financing. My issue is everytime I see something appealing someone will come in and pay tens of thousands over asking price!

How does anyone start out in the multi family market like this!

If anyone has any pointers or tips please let me know I could use all the help I can get!

Right now most on market properties do not produce a steady cash flow, at least this is what I have seen in Massachusetts. Most times you will get out bid from A. Foreign Money B. people who do not care about investments and just want a nice home C. People playing the appreciation game.  What I would recommend is go after off-market deals in 1 of 3 ways.

1. Investor Agent

2.Marketing  i.e. Direct Mail

3. Networking at Local REIAs/Wholesalers.

I am sure there are plenty of other ways to find properties, but if you are looking for the the most common approaches to finding Multi Families that aren't on the market these are the best examples I can conjure up.
